Overview of Current Market Conditions
The following chart shows the changes of the median sale price of residential properties in the New Fairfield real estate market between 2004 and 2009. The median sale price is the middle of the range of actual selling prices from the lowest to the highest. The median is used instead of an average because the average gives higher weight to the higher priced properties, while the median gives equal weight to all sales. There is a slight decline in the overall New Fairfield median sale price compared to 2004 when the previous values were set. This is a general market trend, and does not reflect the changes for all parcels.
