The City of Leominster has posted the certified FY2012 values as is required by the Department of Revenue. The residential values are based on Calendar Year 2009 and 2010 arms-length sales and are in no way reflective of current market trends. The Assessors are not allowed to use foreclosure sales or short sales in the determination of values. This website will afford the user the ability to search by style, date, and sale price for comparable sales to his/her property. By choosing sales from January 2, 2009 through December 31, 2010, and selecting the appropriate style of house, i.e raised ranch, colonial, cape, etc, and selecting the appropriate price range, a user can find information with which to determine the validity of their proposed assessment. Users should also check the data on their cards to insure that it is correct.

If a taxpayer disagrees with the assessment, an appeal may be made once the actual tax bills are sent, within the specified time listed on the bills. The forms, State Form 128, are available in our office and are also available on the City of Leominster's website at www.leominster-ma.gov at the assessors page under forms. Appeals must be filed between January 3, 2012 and February 1, 2012.

THE TAX RATE FOR FISCAL YEAR 2012 is $16.72/$1,000 for all property classes.
