The Town of Fairfield has contracted with Tyler Technologies, Inc/CLT division, of Tolland, CT, to assist with the October 1, 2005 state mandated revaluation. The information provided in this database is the basis of valuation for each Fairfield, CT property for the grand list. This database also provides the user with an explanation of the revaluation process. IMPORTANT NOTICE: Do not contact Vision Appraisal Technology with any questions regarding the valuations. Re-assessment Information –process governed by State Law Re-assessment involves revaluing all properties on a current basis as fairly and equitably as possible. The 2005 Fairfield re-assessment, performed by the experienced firm of CLT, updates old 2001 property values and revalues properties based upon October, 2005 values. These values are based upon reviewing many recent sales and neighborhood and home characteristics. In summary, the results of the 2005 re-assessment are as follows: 1. Median (midpoint) home “assessed values” 2001 to 2005: increased 1.66 (i.e.- half of home values in Fairfield increased above 66 % and half below 66 %,; about 18,000 of 22,000 homes increased between a 51% and 89 %.
