The Town of Fairfield has contracted with Municipal Valuation Services, Inc. of Fairfield, CT to assist with the October 1, 2010 state mandated revaluation. The information provided in this database is the basis of valuation for each Fairfield, CT property for property assessment lists. This database also provides the user with an explanation of the revaluation process. IMPORTANT NOTICE: Do not contact Vision Government Solutions Inc. with any questions regarding the valuations. Questions should be directed to Municipal Valuation Services, Inc. at informal assessment hearings to be held through December 2010 (call (855) 686-4825 or contact on the web www.munival.com/Fairfield for an appointment) or contact the Fairfield Assessor's office at 203 256-3110 after February 1, 2011. Reassessment Summary Information – The process is governed by Connecticut state law and involves revaluing all properties on a current basis as fairly and equitably as possible. The 2010 Fairfield reassessment, performed by Municipal Valuation Services, Inc., a Fairfield real estate appraisal and reassessment firm, updates old 2005 property values and revalues properties based upon October, 1, 2010 values. These values are based upon reviewing many recent sales, neighborhood, and property characteristics. In summary, median (midpoint) home “assessed values” from 2005 to 2010 decreased about 15% (i.e.- half of home values in Fairfield decreased more than 15% and half less than 15%) as a result of the 2010 reassessment. A mill rate to be applied to 2010 assessments will be set after final 2010-2011 budget approvals in May 2011.
