PLEASE READ BEFORE ENTERING THE DATABASE:The assessed values listed here represent the status of properties as of April 1, 2011. The owners are listed as of November 1, 2011. The Assessing Department is continuing the Cycled Property Inspection and Valuation Update process and has just completed the third year of inspections and analysis. New property values have been reflected in the Fall 2011 tax bills.
Overall, the Town of Bow saw a town-wide decrease in property valuation of 6% for 2011. Single family homes saw the largest average decrease at 10%. The commercial and industrial market has been holding steady since 2009 and the sales analysis shows no valuation changes upwards or downwards for this segment. Condominium values are also holding steady.

Starting October 1, 2011 the standard procedure for appeals will apply. Taxpayers will have from the day the tax bill is issued until March 1, 2012 to file an abatement application with the Town of Bow.

· Bow’s tax rate for 2011 is $27.15. The rate for 2010 was $24.66 per thousand of assessed value.
· The assessment-to-market ratio, or equalization ratio, for 2010 was 101.4%, and for 2009 it was 95.4%. 2011 will be available in the Spring of 2012.
